Design Guidelines
We’re focused on building a community that embraces the colours, textures and features of the coastal environment we call home.
Boasting contemporary coastal architectural styles that complement the prevailing vegetation and landforms of the locality, our design approach
seeks to deliver a cohesive, well designed and sustainable living environment to be enjoyed and appreciated by all.
When it comes to housing design, residents at The Dunes Port Hughes share our vision of environmental sustainability and ensuring we create a community
that complements the surrounding natural beauty of our beachside locale. It is a distinctive housing design philosophy you’ll notice the moment
you arrive at The Dunes Yorke Peninsula.
Frequently asked questions
-
Are there design guide lines?
There are Design Guidelines that ensure the development continues to be one of the highest quality residential developments in SA. The guidelines reflect
the coastal environment and the unique setting adjacent the Greg Norman design golf course. These guidelines protect your investment ensuring a consistent
approach to quality construction throughout the development.
Our Project Sales Consultant can provide you with a copy of the guidelines or you can download them below.
-
Can we build a shed on our allotment?
We have worked with builders to come up with a range of designs that provide spacious garaging to allow for cars, boats and even your golf buggy. A
small garden shed or tool shed is also allowed. Our Design Guidelines do not allow for large colour bond sheds. We have found that our residents
appreciate the benefit this provides in terms of quality housing and improving the overall look and streetscape of the development.
-
Can we use any builder or are we restricted to local builders?
There is no restriction on the builder you use. Of course all builders will need to comply with Design Guidelines and lot Encumbrances which protect and
enhance your investment. We think the local builders provide good quality product and being local to the area understand the local context.
-
Do we receive discounts at the Copper Cub/Golf Course?
All residents of The Dunes are classified as ‘Social’ members of the Copperclub. This entitles you to a 10% discount on purchases from The Deck Café
and with respect to the golf course. A ‘resident card’ can be collected from The Deck Cafe
-
Is there storage area close by for boats and caravans?
There are a number of options available for storage of your boat and caravan. Speak to our sales consultant who can provide some information on this.
-
What is the building time frame?
You have 4 years from the date of you purchase your allotment to commence construction and 5 years from this date to complete.
-
What is the extra cost to build a house in the Dunes?
We have found that our housing designs are only slightly more expensive than most standard project homes. This small additional investment we think
creates a significant lift in the quality of housing in the development which not only adds to the amenity of the area but also will improve resale
and appeal of your home.
-
When will the club house be built?
The Deck Bar and Café is providing a fantastic club house facility. With amazing views over South Beach and Spencers Gulf the facility provides great alfresco
dining for members and guests as well as a relaxed environment for a drink or a coffee with friends.
A new club house and conference/function facility is earmarked for development on a site adjacent to the first hole. Planning for this is well advanced.
We have recently completed Stage 1C which importantly finished the road frontage to this site and also the roundabout and entry. So with this work
now completed we are looking closely at how we can progress the development of a new club house in the short to medium term.
-
When will the next 9 holes be built?
As the developer we still control the land earmarked for the second nine holes and so the development of the second 9 holes remains an option in the long
term. Our focus is on building out the remainder of stage 1 being the land around the first 9 holes.
-
Where is the sewer connection for my lo located?
A connection point is provided for each allotment so there is no additional cost other than the connection from this point to your new home.
